Home Improvements That Pay Off

When selling your home, you always want to do your research on what the existing home values are so you can have a good idea of how to competitively price your home and attract buyers within the shortest amount of time possible.  This step is typically done by requesting a comparative market analysis from a Realtor or searching for free home values on the internet.  If you would like to maximize the return on investment when you do decide to sell, these home improvement projects can potentially put more money in your pocket.

The first one is perhaps the simplest and perhaps the most inexpensive: a new paint job.  In order to attract the broadest range of buyers you may wish to stick to a neutral color scheme of beige and off white and then add some of your own touches of brown, green, and gray if you’d prefer something that stands out a little more.  You might want to consider adding color to areas of your home that you’d like to highlight, but always be aware of your choices.

The yard is one of the first things a buyer will see, why not make it look lushly impeccable?  Take a moment to step out onto your street, what’s the first thing that grabs your attention?  Trim the shrubs, prune the trees, plant some flowers that complement your paint job, you want to set an inviting ambiance as buyers make their way to your front door.

Kitchens and bathrooms are crucial factors among buyers.  Look over your kitchen appliances and make sure they’re in proper working order, examine your countertops for any stains or chipped corners, consider updating the faucets and lights.  Replacing old appliances with newer, more energy efficient ones can also be a major selling point as your buyer will appreciate the savings in electricity.  As for the bathroom, installing new laminate flooring or the addition of a deluxe shower head can help.  If money is not an issue, also consider a backsplash in glass tile.

Other improvements you might want to consider include replacing windows, making some basement renovations or perhaps even adding a patio deck or making your floors look new again with a surface protector.
